Overall Experience : A good first apartment for a poor newlywed couple. But completely unsuitable for a family or someone looking to rent for more than 1 year.
Pros:
*Cheap rent, the rent here is competitive for the area.
*The landscape is well maintained.
*The apartments are regularly treated with pest control though we did see quite a few cockroaches.
*Two laundry rooms with 3 dryers and 3 washers each.
*Plenty of hot water that never seems to run out.
Cons:
*Once every few days the entire complex will be engulfed in a horrific smell akin to marijuana or burning rubber. It only happens at night when you're trying to sleep and shut windows won't keep it out. The landlord will tell you it's just a skunk but in your heart of hearts you'll know that it can't be just a skunk. We think it was the car repair shop next door burning old oil. Either that, or one of the apartments were hot-boxing and opened their windows to air it out. I eventually developed a hacking cough from this 'phenomenon' that still hasn't gone away months after moving out.
*The only thing between your apartment and the street is your door. There are no gates around the property. Homeless people are frequently picking through the dumpsters and sleeping behind the complex in the parking lot.
*If you're living on the south side of the complex you can enjoy the majestic view of....the next complex. The only thing separating Cypress Pointe from it's neighbor is a tiny two-lane alley that serves as an entrance to the parking lot behind the complex. So it's like you have quadruple the amount of neighbors because you can hear & smell everything everyone is doing above you, next to you, and across from you. If you are claustrophobic this is NOT the place for you.
*If you live on the north side of the complex you may get a better view of the hills but you'll have to deal with the car repair shop that's right next door. They make a lot of noise and smells that are less than ideal. All. Day. Long.
*Only one parking space is assigned per unit, and it's not covered. No option to pay for a second spot.
*The driveway to enter and exit the parking lots into the street is extremely steep. There are deep scores in the pavement where unfortunate cars have bottomed out and scraped over the years.
*Street parking is very limited.
*Repairmen employed by the landlord are far from professional and most likely her relatives. They work late into the night, making noise and playing their music and using foul language. They'll fix whatever the problem is, but only just. Their repair work can be compared to a sloppy band aid. They leave a big mess behind like muddy footprints and if they have to move something they won't put it back the way it was.
*Walls are so thin you can hear your neighbor yawn. This is not an exaggeration.
*There is a large gap under each front door that allows dirt and leaves to blow inside every week when the gardeners come through with leaf blowers.
*Management will take hundreds of dollars from your security deposit to paint and clean the carpets for the next tenant, regardless of how pristine or dirty you left it. This is something management should do on their dime as routine maintenance.
*The landlord is a very unqualified but well-meaning young woman named Nancy. She should not be managing an apartment complex. During our moving-out walk through, Nancy told us our apartment looked great and that management would only charge us about $90 for carpet cleaning and $100 for painting, and that a cleaning fee wouldn't be applied because everything looked great. When we finally got back our security deposit check, they had charged us over $200 for painting and $90 for carpet cleaning and $100 for apartment cleaning! I called Nancy and thus began an epic back-and-forth involving her denying what she had told us and that I must be confused and she was oh-so-sorry, etc... I understood she was a new mother with baby brain but that's no excuse. They straight up robbed us and even refused to provide any contact information from management so we couldn't escalate our dispute.
*If you are unfortunate enough to move into an apartment with the old slated windows you better get used to them. Management is slowly replacing each apartment's windows with brand new nice windows that fully shut. But they won't replace your's until you move. We frequently requested new windows but we got every excuse under the sun. Sure enough, as soon as we moved out they replaced them.
Summary: Incompetent management, incompetent maintenance, probably just barely squeaking by on the legal spectrum. Be prepared to kiss your security deposit goodbye.
