At Columbia Heights condos, almost everything you need is a short walk away
Home buyers always hope to purchase at the right moment in the housing market and in the right location, preferably one where new development will add value. Condominiums have been rising for years on streets near the Columbia Heights Metro station and the Georgia Avenue-Petworth Metro station, yet developers always seem to find new locations to squeeze in more.
The five-unit condo at 3525 14th St. NW, a new development by Congressional Properties, was a small retail business on the ground floor with an apartment above, says Brian Athey, founder and president of Congressional Properties in Washington.
“We like that location a lot because you can walk to Metro very easily and get to restaurants and shops, but the immediate area along 14th Street is still changing pretty quickly,” Athey says. “We feel it’s one of the few areas where millennial buyers in particular can still buy at a good price and get value because of the changes in the area.”

Athey says the building was gutted so that all the systems are new. He also dug down below the building and added a rear addition to create more space for five units.
One unit, a one-bedroom on the ground floor, has been sold. The remaining four units have two bedrooms each and are priced from $599,900 to $649,900. The condos range from 877 to 1,036 square feet.
“We try to provide as much storage as we can in each unit, but we also have to make sure we have sufficiently large bedroom sizes,” Athey says.
Varied floor plans: The 877-square-foot Unit 2, priced at $599,900, has an open floor plan with a large balcony off the living area overlooking 14th Street. This unit has a coat closet, a closet with a washer and dryer, and an additional closet near the kitchen. The larger of the two bedrooms has a Juliet balcony, and both bedrooms have a private full bath. One bathroom has a glass-enclosed shower, and the other has a combination tub and shower.
Unit 3, priced at $599,900, has 934 square feet. This is the only unit without a private outdoor space, but the unit has a lot of natural light and a large alcove off the living and dining area. The master bedroom has a Juliet balcony and a walk-in closet, while the second bedroom has a double-door closet. This unit has two coat closets and a closet with a washer and dryer.

Unit 4, priced at $649,900, has 962 square feet. This two-level condo has an open floor plan on the first level and a powder room but no coat closet. Upstairs are two bedrooms that each have access to a balcony. Each bedroom has a private full bathroom. This level also has a closet with a washer and dryer.
Unit 5, priced at $649,900, has 1,036 square feet. This three-level unit on the upper floors has a private roof deck. The first level has an open floor plan with a Juliet balcony off the living area, a powder room and a coat closet. The second level has two bedrooms that share the unit’s only full bathroom, which has a glass-enclosed shower. The third level has a storage closet adjacent to the entrance to the roof deck, which has views across the city of Washington National Cathedral.
Outdoor space, walkability: “We try to provide outdoor space with every unit we build in every condo,” Athey says. “People really like to have their own outdoor space even if it’s small.”
The main amenity, Athey says, is the walkability of the location.
“Residents have the best of both worlds when they can have a little private outdoor space and yet also be able to walk to a vibrant area,” Athey says.
Residents are allowed to have pets in the building. The only building amenities are a closet on the ground floor for bike storage and a single parking space, available for $40,000.
What’s nearby: Mezcalero Cocina Mexicana, a new restaurant from the owners of El Sol, is among numerous restaurants and bars within walking distance. Others include: Pho Viet, La Cabana for Salvadoran food, the Red Derby bar, La Molienda for Salvadoran and Mexican food, Taqueria Distrito Federal, and Thip Khao.
More restaurants and bars can be found near the Columbia Heights Metro station a half-mile south and on 11th Street. They include the Coupe gastropub, Meridian Pint and the Wonderland Ballroom.
Shops and grocery stores are also within walking distance, including the DC USA shopping center, which has a Target, Modell’s, Best Buy and more.
Schools: Raymond Education Campus for elementary and middle and Roosevelt High.
Transit: Residents can walk approximately a half-mile to the Columbia Heights Metro station and to the Georgia Avenue-Petworth station for Green and Yellow line service. The area is also served by several Metrobus routes and the D.C. Circulator bus.
