As part of preliminary terms of a development agreement between Stanford and the city of Menlo Park, Stanford officials have said the university will pay for half of the cost – up to a maximum of $5 million – to build a tunnel or overpass to allow safe crossing of the Caltrain tracks at Middle Avenue in Menlo Park. The Menlo Park City Council is expected to consider the terms of the development agreement for Stanford's proposed project a 500 El Camino Real at its meeting on Tuesday, Aug. 29. Under the proposed agreement, the city will administer the crossing project , but Stanford will help pay for it. A study by consultants from the transportation firm AECOM to develop preliminary designs for the crossing is in progress. The university also agreed to provide additional below-market- rate housing – a total of 10 units, two or three units beyond what is required as part of the city's below-market-rate ordinance – and to donate $1 million, or $100,000 for 10 years...

The Tapiz at Mariposa apartment project , part of Denver Housing Authority ’s Mariposa District redevelopment project in the Alma Lincoln Park neighborhood . (Kevin J. Beaty/Denverite) People who are now happy to call the Mariposa District home would have tried to avoid the area in the not so distant past. “The projects came in here in 1952,” said Bob Cordova, a resident at the Tapiz at Mariposa. “This was the meanest goddamn area of Denver growing up, and it only got worse.” Cordova said he moved to the 100-unit Tapiz apartment building not long after the eight- story senior housing project was completed in 2011. “It feels safe in the area now,” Cordova said. The Tapiz was the first of eight redevelopment phases that Denver Housing Authority undertook to demolish and replace its 250- unit South Lincoln Park Homes . Several residents refer to the former complex as “the projects.” South Lincoln Homes complex along Navajo Street before they were demolished for the Mariposa Distr...

Chen building to be renovated into apartments | Haverhill news

HAVERHILL — In addition to receiving state money to construct veterans housing on Washington Street, the city will also be getting state money to renovate the last remaining downtown eyesore . As part of a state award of $72 million in housing subsidy funds and both state and federal tax credits , 62 units of housing will soon be built at 98 Essex St., a structure often referred to as the Chen building. City officials are confident that renovating a blighted building with the new housing will not only raise the values of all nearby properties, but will also make apartments at the nearby Hamel Mills and Cordovan buildings easier to market once they become available. The project is being sponsored by the Affordable Housing and Services Collaborative Inc. of Braintree. The city of Haverhill will also be providing money toward the project. It is one of 25 projects in 17 Massachusetts communities receiving state housing money . Of the 62 prospective units, a majorit...

Denver’s Mariposa District leads charge in changing the face of public housing

Image
Seven years ago, a turn down Osage Street from West Colfax Avenue would take you to an area with pretty much the same people it has now: mostly Hispanic, mostly women, and mostly low-income. While the faces haven’t changed, the face of public housing has. Colorful new apartments now stand in the mixed- income neighborhood , surrounded by parks, and a new pool that replaced the Denver Housing Authority ’s severely depressed and obsolete South Lincoln Homes . Though the contemporary architecture might evoke fears of a “problem” population being driven out by a more affluent group of residents, the $ 197 million Mariposa District wasn ’t a ploy by DHA to build more luxury apartments in central Denver . Instead, it was a plan to give the residents who already lived there an upgrade – and more options by tripling the number of units available. RJ Sangosti, The Denver Post Doris Watson recently moved into a two bedroom apartment that is part of the $197 million redevelopment of the South L...

Three ways to address California's housing crisis immediately

Image
Last month, we cut ribbons on Talmadge Gateway and Cypress Apartments — two affordable-housing projects that will provide a combined 122 new homes in San Diego for struggling seniors and people who have been chronically homeless. At Talmadge Gateway, we met Marvina and Michael — two local seniors who expressed profound relief to finally have roofs over their heads and the chance to lead a stable life after years of instability. Projects like these are critical as housing has become increasingly unaffordable. Virtually every Californian can attest to the increased cost of living we have seen in recent years. Since 2000, the median rent in the San Diego region has spiked by 36 percent. However, the median household income for renters has risen just 4 percent. Our lowest- income earners spend nearly 70 percent of their income on housing and, to meet the current demand from the middle and working class, we would need to build 142,000 rental homes. The problem on its surface is supply-...
