Tensions rise, accusations fly over blighted Ypsilanti Township apartment building

Image
A building at Woodcreek Apartments in Ypsilanti Township remains abandoned as the management and insurance company settle a dispute over the insurance settlement. Tom Perkins | For AnnArbor.com An eight-unit, burned-out apartment building in the Woodcreek Apartments off East Forest Avenue continues sitting vacant after a Molotov cocktail attack damaged it in a July 10 arson. A building left vacant with no timetable for demolition or repair is rare in Ypsilanti Township , where officials are tenacious in their efforts to quickly address blight . But this time, the township is caught in the middle of a settlement dispute between an insurance adjuster, Woodcreek management and the building's insurer. Also at stake is $120,000 in insurance money. The insurance adjuster, Craig Trombley of American Adjusters, was hired by Woodreek's owner, Ken Sharrock . Trombley is paid a percentage of the $120,000. The two accuse an Ypsilanti Township building official of putting residen...

What Makes This NYC Co-op One of the City’s Most Exclusive

It’s hard to stand out in New York’s microcosm of over-the- top real estate , where eight-figure listings are a dime a dozen and co-op boards are as steely as they come. One building, however, has managed to take the cake year after year as one of the city’s most exclusive addresses: 834 Fifth Avenue. The co-op, which sits on Fifth Avenue between 64th and 65th streets overlooking the Central Park zoo , was once described by the New York Observer as “the most pedigreed building on the snobbiest street in the country’s most real estate–obsessed city.” How does a building in a city of millions of buildings get this distinction? As one of its units continues to hold the distinction of most expensive apartment for sale in New York, we thought it was time to understand why. Three ways to address California's housing crisis immediately

Image
Last month, we cut ribbons on Talmadge Gateway and Cypress Apartments — two affordable-housing projects that will provide a combined 122 new homes in San Diego for struggling seniors and people who have been chronically homeless. At Talmadge Gateway, we met Marvina and Michael — two local seniors who expressed profound relief to finally have roofs over their heads and the chance to lead a stable life after years of instability. Projects like these are critical as housing has become increasingly unaffordable. Virtually every Californian can attest to the increased cost of living we have seen in recent years. Since 2000, the median rent in the San Diego region has spiked by 36 percent. However, the median household income for renters has risen just 4 percent. Our lowest- income earners spend nearly 70 percent of their income on housing and, to meet the current demand from the middle and working class, we would need to build 142,000 rental homes. The problem on its surface is supply-...

Family business builds loyalty | News-Gazette.com

CHAMPAIGN - When brothers Jeff, Steve and Mike Hartman went into the real estate development and management business together, they combined more than the initials of their first names. They also merged everything their father taught them about the construction business and all their mother taught them about family loyalty in their three enterprises, JSM Apartments, JSM Development and JSM Management. Under the JSM umbrella, the Hartmans now own and manage 700 apartments and 114,000 square feet of commercial space in Champaign-Urbana, including the new Technology Plaza apartment/retail/office complex in Campustown. And they have more developments on the way. Already started are a new apartment/retail complex on Gregory Street in Urbana, near the Krannert Center for the Performing Arts, and a new retail center on South Neil Street in Champaign, where Hillcrest Lumber used to be. The Hartmans say they work well together in business, running things jointly and never undertakin...

Uptown Newport Village will replace two industrial buildings with a walkable neighborhood of shops, restaurants, parks and upscale housing. "It's a relatively new kind of product for us with respect to density and height," he said. "We look at this as a great stride forward in walkable communities. We think it's very appropriate for the area." The first phase of the project will cost ...

Three stories of hardship put a face on L.A.'s exorbitant housing costs

Image
In Reseda, an elderly couple fret about where they will go at the end of the month, when they are forced out of the one-room apartment they have lived in for 29 years. In Tujunga, a retired woman lives in a backyard shed, treating her high blood pressure with tea made from her garden and bathing in an outdoor tub with water heated by the sun. In Arleta, a supermarket employee rents a makeshift room in a house that is home to 10 people, and often waits in a long line to shower before work. I didn't set out last Wednesday to tie these stories together; I was following leads in search of the small dramas that play out daily, beyond the headlines, in homes that do not make the Hot Property column . I traveled the 101 and the 405, the 118 and the 210, and the stories intersected as the highways do, here in a land where all too often plans fall apart, and the daily challenge is to adapt, to endure, to survive. :: "Help!!!!" Caroline Malloy pleaded in an email to me. Her pa...
