At the five-unit condo at 3525 14th St. NW, a new development by Congressional Properties, units are priced from $599,900 to $649,900. (Benjamin C Tankersley/For The Washington Post) Home buyers always hope to purchase at the right moment in the housing market and in the right location, preferably one where new development will add value. Condominiums have been rising for years on streets near the Columbia Heights Metro station and the Georgia Avenue- Petworth Metro station , yet developers always seem to find new locations to squeeze in more. The five-unit condo at 3525 14th St. NW, a new development by Congressional Properties, was a small retail business on the ground floor with an apartment above, says Brian Athey, founder and president of Congressional Properties in Washington. “We like that location a lot because you can walk to Metro very easily and get to restaurants and shops, but the immediate area along 14th Street is still changing pretty quickly ,” Athey says. “We fee...

Pet spas? Coffee bars? Colorado Springs apartment complexes take amenities to new levels

When Amber and Lyle Drones were looking for a new apartment last summer, they wanted a pet-friendly place to accommodate Zarra, their 18-month-old Boston terrier-pug mix. After they scouted about 50 apartment complexes , the couple - both stationed at Fort Carson - settled on the Mesa Ridge Apartments in Fountain. It wasn't just the complex's proximity to the Army post. The Drones were especially attracted to Mesa Ridge because of two of its amenities: a dog park where Zarra can run and play with other dogs, and a pet "spa" - a free, fully equipped dog -washing area that's more convenient than a grooming salon and easier to use than one's own bathtub. "The newer apartments, they're all pretty evenly priced ," Amber said. "But those are two things that they offered that other apartment complexes didn 't. That set it apart for us. In our eyes, we were like, 'That's where we should go'. " Apartment amenities used to me...

Housing crisis: The Tesla Effect

Image
RENO, Nev. (KOLO) -- Rising rents and shrinking supply, Reno’s housing situation is nearing crisis. We can't build homes fast enough and people continue to move here. The problem started in September 2014 when Tesla picked Nevada for the site of its Gigafactory. It was a promise of jobs and a boost for the economy, but three years later, the biggest change people have noticed is the cost of living. "What we saw immediately was that land prices shot up. Everyone called it the Tesla Effect; at the time people thought 'Oh, it is going to come, it is going to hit us,' Well... it was reality," said Doug Hunter with Silverwing Developers. Since Tesla's announcement, rent for a two-bedroom apartment in Reno has gone up 26%. "I think we anticipated it, I just think it came on so quickly that people were really surprised," said Reno Mayor Hillary Schieve . The problem entirely has to do with people moving here. Tesla promised to bring 1...
