The refinancing of the mixed- income senior citizen community preserves the affordability of the property’s 100 affordable units through 2034. Monadnock Development filed plans with the city on Wednesday for an additional building in the eight-building complex. This one will be located on a vacant lot in Claremont at 1560 Boone Avenue and contain 366 affordable residential units , filings show. The mixed-use project will be 16 stories tall and span 604,082 square feet, including 7,276 square feet of commercial space and 1,202 square feet of community space. Developer promises completion of Royal Oak’s first hotel by next year

After five years and the demolition of a former car dealership site on Main Street, Royal Oak will see a Hyatt hotel, a mixed-use building and a parking deck by next year, a developer promised. “I think you’re going to see a lot of action at that site from here on out,” Greg Cooksey of Trailhead RO LLC told City Commissioners . He added the timeline for project completion is September 2018. Cooksey has worked in a development partnership on the project with Versa Development in Southfield. City Commissioners approved a few changes to the proposed project Monday night and preliminary construction is underway at the former Jim Fresard Pontiac -Buick- GMC dealership site just north of 11 Mile Road. If you work in retail — or know someone who does — here’s a scary statistic: Between 20 percent and 25 percent of U.S. malls will close in the next five years, according to predictions from financial analysts. It’s not just jobs that are at stake; sales tax revenue used to pave roads, hire police and light up City Hall is in jeopardy, too. Topping the most vulnerable list: Generic indoor malls of the 1970s and ’80s that have fallen victim to changing consumer tastes and online shopping (thanks, Amazon). But standalone stores aren ’t immune from the downturn, as we’ve seen on the Central Coast. Consider, for example, the Madonna Plaza/SLO Promenade shopping area off Highway 101. The behemoth that once was Gottschalks and later, Forever 21, is vacant (though some of the space will be occupied by a Sprouts market). RED Development has sold an 11-acre parcel at Rayzor Ranch Town Center in Denton, Texas, to EPC Real Estate Group , which will develop The Village at Rayzor Ranch , a 292- unit luxury apartment community . RED Development and EPC Real Estate Group have worked together before. “We sold them the parcel and they are developing it,” Scott Rehorn, RED Development’s managing partner, told MHN . “We did a previous deal with them in Flagstaff, Ariz., where they built apartments over the top of our retail, and in this case, it’s sitting behind where our future retail is going to go.” Amenities The new apartment community will consist of studio, one- and two-bedroom units. Community amenities will include a resort-style pool with cabanas and outdoor grills, a yoga center, fire pits a 24- hour fitness center and a dog park. Plans to revitalize Plano's ailing Collin Creek Mall come into focus

Redevelopment efforts to save an ailing Plano mall are underway as part of a planned $1 billion investment to convert the southeast Plano properties into a multi-use development with multifamily residential , retail and entertainment projects. Dreien Opportunity Partners is spearheading the project to revitalize the Collin Creek Mall , led by CEO Sam Ware. The same company purchased J.C. Penney’s campus in the booming Legacy business area earlier this year, where the Plano- based retail giant still leases office space . Ware confirmed he has acquired about half of the 100 acres he is eyeing at Collin Creek Mall , leaving him four more parcels left to purchase. The city is not part of the negotiations between property owners, said Peter Braster, director of special projects for the city. Due date: Early 2018 for the Carle and Health Alliance office building and the new Fields South Drive, which will connect Curtis and Windsor roads; sometime in 2018 for the Hampton Inn and Ambulatory Surgery Center. Carle Foundation Hospital 's new campus — located in the northwest quadrant of the Curtis Road interchange — will be anchored by a 300,000-square- foot office building for 1,400 employees. Beaty/Denverite) People who are now happy to call the Mariposa District home would have tried to avoid the area in the not so distant past. “The projects came in here in 1952,” said Bob Cordova, a resident at the Tapiz at Mariposa. “This was the meanest goddamn area of Denver growing up, and it only got worse.” Cordova said he moved to the 100-unit Tapiz apartment building not long after the eight- story senior housing project was completed in 2011. “It feels safe in the area now,” Cordova said. The Tapiz was the first of eight redevelopment phases that Denver Housing Authority undertook to demolish and replace its 250- unit South Lincoln Park Homes . Bold new plan re-envisions Park and Portland avenues in downtown Minneapolis

In the 1920s, you could live on the edge of downtown off Park or Portland Avenue S. and never need to own a car. That’s because as much as a generation earlier, Park and Portland served as anchors for a swank residential neighborhood south of 10th Street, complete with tree- lined side streets , small hotels, townhouses and high-end apartments for professionals, many of them designed by leading architects. Well into the 1940s, this part of downtown was very much a neighborhood with networks of long-term residents and nearby cultural institutions , theaters and churches, as well as shops and restaurants. Today, there’s little reason to get out of your car, aside from the new Commons park by U.S. Bank Stadium. So many of the once-grand buildings were lost in the postwar flight to suburbia.
