Four down, four to go: Monadnock files plans for new resi building in Bronx megacomplex Building to be part of Compass Residences project in Claremont Rendering of Compass Residences (Credit: Dattner Architects) UPDATED, 3:33 p.m. August 24:  The massive Compass Residences affordable housing development in the Bronx is moving forward. Monadnock Development filed plans with the city on Wednesday for an additional building in the eight-building complex. This one will be located on a vacant lot in Claremont at 1560 Boone Avenue and contain 366 affordable residential units , filings show. The mixed-use project will be 16 stories tall and span 604,082 square feet, including 7,276 square feet of commercial space and 1,202 square feet of community space. The remainder of the space will be residential. Monadnock is developing Compass Residences with Signature Urban Properties as part of the West Farms Redevelopment Plan . TAMPA — Water Street Tampa, the sweeping, 50-plus acre redevelopment project in Tampa's urban core, has unveiled new images and video of what the downtown district will look like upon completion. Strategic Property Partners , the real estate firm backed by Tampa Bay Lightning owner Jeff Vinik and Bill Gates' Cascade Investment, hired more than a dozen architect and design firms to create the aesthetics of the Water Street Tampa district . If you work in retail — or know someone who does — here’s a scary statistic: Between 20 percent and 25 percent of U.S. malls will close in the next five years, according to predictions from financial analysts. It’s not just jobs that are at stake; sales tax revenue used to pave roads, hire police and light up City Hall is in jeopardy, too. Topping the most vulnerable list: Generic indoor malls of the 1970s and ’80s that have fallen victim to changing consumer tastes and online shopping (thanks, Amazon). But standalone stores aren ’t immune from the downturn, as we’ve seen on the Central Coast. Consider, for example, the Madonna Plaza/SLO Promenade shopping area off Highway 101. The behemoth that once was Gottschalks and later, Forever 21, is vacant (though some of the space will be occupied by a Sprouts market).
